To continue our theme from last week about cost-effective home improvements (that may also lower your insurance bill!), today we address windows and storm-related window protection, which has the ability to significantly lower your home insurance rates while also protecting your valuables - certainly not the least of which - being your precious loved ones during a serious storm. First, from an insurance perspective, it's important to know that, regardless of what type of impact resistance you choose for your "glazed openings" (a fancy industry term for windows), you will receive the same level of credit on your homeowners insurance. So it doesn't really matter which you choose, just be sure to have protection of some sort.
Regarding cost however, there is a BIG difference between shutters and impact glass. You'll pay about twice as much for hurricane glass, but you'll reap the benefits year-round in terms of thermal protection, security and cost savings on your electric bills. Having impact-resistant glass in your home will also add to its value at resale time.
You may wonder what the difference between "impact-resistant" and "hurricane-resistant" glass is. That's an easy one. The latter must be tested and approved through stringent South Florida standards, so if you're going to spend the money, go for the hurricane glass.
Now here's a VERY important insurance-related point you need to know. Absolutely 100% of your home windows must have protection to gain the insurance credit. So you know those sidelights on either side of your front door (the tiny windows that sometimes run along one or both sides of your front entrance)? Those must be protected. Skylights? Yes. Those super high windows that are on some vaulted ceiling homes that you can't open or close (or reach)? You guessed it, those have to have the protection as well to get the insurance credit. So whether you choose the less expensive shutters or the more costly glass, just be sure to get EVERY glazed opening covered if you want to see that home insurance decrease as a result.
Regardless of what level of wind and impact protection you choose, know that the investment is well worth it, not only for your home insurance (where you could realize up to a 40% savings!), but also for your resale. And in a state like Florida where insurance rates continue to aim for the sky, doesn't it make sense to spend your hard-earned money on the right home improvements? We think so!
And one final thought. If you're going to make the (smart) investment to install hurricane windows or shutters, be sure to get an updated 4-point inspection afterward (about $100). You'll need that to secure your home insurance discount.
